We previously blogged about the importance of curb appeal and making a great first impression with buyers when they pull up – but what about the backyard? Shouldn’t you Beautify your backyard? Especially in Oklahoma’s climate, backyards should be treated as an extra living space as they can be used throughout most of the year. So let’s try to make buyers as pumped to see what’s going on in the back as they were when they pulled up to the front!

Here are some ways to beautify your backyard for a summer sale:

CLEAN

We know that we harp on cleaning a lot, but it truly makes the biggest difference in pictures and during showings. Backyards are essentially another living space, so be sure to treat it like one and keep it clean!

-Touch up stain/paint on siding, fencing and outdoor buildings
– Power wash dirt off of patios, decks, brick and siding
-Clean windows
-Polish up the grill and grilling utensils
-Clean or replace soiled outdoor furniture cushions
-Skim the pool for leaves and bugs

LANDSCAPE

Well, April (and May) sure brought the showers this year, so we know those flowers should be starting to pop right about now…and maybe some weeds too. The nice part about all the showers is the ground will be nice and soft, making it easy to clean up those flower beds and add any new plants you desire. In addition to weeding and planting, take this time to cut back any overgrown branches from trees and shrubs.

DECLUTTER

If the backyard is feeling slightly like a game of I-SPY between toys and garden tools, then it’s time to do a little decluttering! You don’t want to distract the buyers with things, instead show them the yard’s potential. You don’t need to get rid of everything, but pick the items that highlight the best use of the yard space and then start packing or removing the rest.

STAGE

The backyard can be used for many different living arrangements – help people see the potential of your space by defining the areas. Some ways to stage your outdoor living spaces:

-Setup the grill to showcase as an extension of kitchen prep space
-Arrange outdoor furniture to have a nice conversation area to lounge in…bonus if it has a firepit
-Accessorize your outdoor dining table so buyers can envision the dinner parties they will want to throw
-If you have a couple of trees, hang a hammock between them
-Accessorize the pool area by setting up some lounge chairs with towels and magazines to the side
-Install a bench in the garden where people can sit and admire nature’s beauty.
